Chapter 17.44. BUSINESS PARK (M4) ZONE |
§ 17.44.070. Site development standards.
In the M4 zone, the following site development standards apply:
A.
Minimum acreage for M4 zoning: five acres is found to be the minimum acreage necessary to develop a business park meeting the purpose of the M4 zone;
B.
Once M4 zoning is obtained, minimum parcel size for new parcels shall be established according to the recommendations of the planning department upon consultation with the environmental health department based upon an adequate water supply and sewage disposal system prior to submittal of the tentative map application, or:
1.
With individual well and on-site sewage disposal system: five acres,
2.
With public water and on-site sewage disposal system: one acre,
3.
With public water and public sewage disposal: ten thousand square feet,
4.
For office or industrial condominiums or planned unit developments, the standards of the planned development zone are automatically incorporated into this chapter without the requirement for rezoning into the PD combining district;
C.
Maximum density: density is the same as lot coverage;
D.
Maximum lot coverage: one hundred percent less setback, landscaping, and septic requirements;
E.
Maximum building height: forty-five feet;
F.
Lot width:
1.
Average: seventy-five feet,
2.
At the road: one hundred feet;
G.
Lot depth:
1.
Average: one hundred-fifty feet,
2.
Minimum: one hundred feet;
H.
Minimum building setbacks:
1.
Perimeter project boundaries: thirty feet from the property line or seventy feet from the centerline of any road, whichever is greater,
2.
For purposes of this chapter, the following shall apply to other than perimeter boundaries:
a.
Front, fifty feet from the property line, or seventy feet from the centerline of the road right-of-way or easement, whichever distance is greater,
b.
Corner, or lots with multiple lot lines fronting roads, same distance as front for all property lines fronting road rights-of-way or easements,
c.
Side, twenty feet,
d.
Rear, twenty feet,
e.
Between buildings, twenty feet or the requirements of the responsible fire protection agency, whichever is greater,
f.
Vision clearance, thirty-five feet,
g.
For planned developments, planned unit developments, office condominiums or industrial condominiums, the setback requirements are as shown on the approved plot plan;
3.
In addition to the setbacks specified in subsection (H)(2) of this section, minimum building setbacks shall meet the requirements of Section 8.10.120 in order to achieve defensible space, which requires a thirty-foot setback from all property lines and/or center of the road for parcels one acre or larger and same practical effect shall be provided for parcels less than one acre. Procedures for exceptions to these standards shall comply with Sections 8.10.150 and 8.10.190.
